You have generally the right to cut back roots or overhanging branches.

Do I have a right to the fruits from the overhanging branches?

In most states you do not have such a right, even to fallen fruits.

Deed FAQ

What is a Quit Claim Deed?

A quitclaim deed transfers any interest in property which you may have in the real property, without warranty of title or interest.

What is a Grant Deed?

It is a limited warranty deed assuring that the owner of the property has not already transfer the real property to another.

What's a trust deed?

It is like a mortgage, except there are three parties involved. Trustor(owner/borrower), Trustee(third party) and Beneficiary(lender). The loan(note) is secured by the trust deed which is recorded to secure the interest of the lender on the property.

What is a Title Insurance?

It is an insurance protecting the real property owner or the lender against certain types of loss. If you purchase a real property in California without a Title Insurance, you run the risk if the title is defective or unmarketable.
